Take Notice that the Planning Advisory Committee (‘PAC’) of the Corporation of the City of Kenora has received a complete application for approval of a proposed plan of subdivision. You are invited to attend a public meeting to be held by the PAC at the following time and location:

Description of Proposal: the draft plan of subdivision consists of 7 lots, for waterfront development in accordance with the Rural Residential (RR) Zone, public access to the lots is proposed via a road which is proposed to be developed in accordance with City of Kenora standards and transferred to the City. Each of the lots will exceed the lot area requirement of 1 hectare.

This application is being considered in conjunction with an application under the Planning Act for a Minor Variance, File No. D13-18-09, which is requesting relief to allow for the creation of one lot with less than the regulated frontage requirement.

You may also provide your comments in writing. Permitted use of the property will be limited to existing uses which include industrial/commercial barging, transportation depot and contractor services, as site specific provisions.

Notice is hereby given, that the Council of the City of Kenora passed By-Law No. 108 – 2018 at their Regular Meeting held Tuesday, July 17th, 2018, thereby giving approval to a Zoning By-law Amendment. Notice of the Application was given in reference to Planning File No. D14-17-05.

Location of Property: Island K144, being PIN # 42162-0024 known as Scott Island. Please refer to the location sketch below.

Purpose and Effect: to change the zoning of property as identified from Rural Residential (RR) to RR[40], a site specific zone, to grant relief from provisions of the Zoning By-law to enable creation of through lots with a minimum frontage of 22 metres, and minimum lot areas of 0.82 hectares; as well as to zone that portion of the shoreline protecting fish habitat and providing habitat for Golden Eye Lichen and Cartilage Lichen, being 20 metres in width and approximately 420 metres in length along the south shoreline, Environmental Protection (EP) Zone.

Written comments: the City received comments expressing concern with conflict between marine traffic and docks as well as protection of natural heritage features. It was advised that through Site Plan Review, development proposals would be evaluated to ensure no negative impacts.

Notice of Complete Application To Purchase City Property

The Corporation of the City of Kenora has received an application from an abutting land owner to purchase City Property for lot addition at Dowcett Street and Veterans Drive. The property includes the western portion of an unopened lane, as well as unserviced lots located north of the property. Refer to the sketch below for an illustration.

The purpose of this notice is to notify the public of the by-law that will be under consideration to declare the lands available for disposal. The By-law will be placed on the Council Agenda for consideration on June 19th, 2018.

The subject lands are described as being a 0.1 ha parcel located along the western portion of Sultana Ave, as well as Lots 5 and 6, on Plan M106, which are both approximately 0.04 ha. The lands are vacant and only available for limited use due to their size and serviceability constraints.

Purpose and Effect: to exempt the subject property which is zoned “R3” from certain provisions as follows: That relief is granted from the interior side yard provision of 2.5 to 0 metres; exterior side yard from 4 metres to 0.35 metres; to increase lot coverage from 40% to 55%; to amend the definition of a “Street” as it pertains to the subject lot, to allow for frontage on a private road, as a site specific provision.
